Corona Del Mar has more deals moving with less inventory

Real estate, Corona Del Mar

I drove through Corona Del Mar recently and something caught my attention. There are fewer signs in yards, but more homes going under contract. That is not a coincidence, and if you own here, it matters.

Here is the number that tells the story. The Real Estate Data Aggregator counted 76 pending sales in ZIP 92625 for the three months ending August 31, 2026. That is up 38.2% from the same three months in 2025. At the same time, the number of homes for sale dropped to 73, down 22.3% from a year before. More buyers moving forward, fewer homes to choose from.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Corona Del Mar is moving in the opposite direction. That local tightness is worth paying attention to.

Prices and pace in 92625

The Real Estate Data Aggregator put the median sale price in ZIP 92625 at $4,250,000 for the three months ending August 31, 2026. That is up 9.1% from the same period in 2025. Meanwhile, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Corona Del Mar ran well ahead of that national pace.

The Real Estate Data Aggregator counted 69 homes sold in 92625 during those three months, up 30.2% from the year before. More sales closing, with less to choose from, is what pushed months of supply down to 3.2, a drop of 2.2 months from a year ago.

Homes are taking a little longer, but still selling close to list

Not every signal points the same way, and I want to be straight with you about that. The Real Estate Data Aggregator shows the median days on market was 65 days, which is 11 days longer than the same period in 2025. Buyers are being careful. That is fair to say.

Still, sellers are holding their ground on price. The Real Estate Data Aggregator put the average sale price at 97.1% of list price, up 0.2 points from a year before. And 26.3% of homes went under contract within two weeks of listing, up 2.7 points from last year. The right home, priced well, is still moving quickly.

Rates are making buyers think twice nationally

There is a headwind worth naming. Redfin reported the weekly average mortgage rate hit 7.4% on October 8, 2026, a three-year high. Realtor.com noted rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com reported price cuts hit 20.8% of listings in September, the highest share since October 2022.

Corona Del Mar's numbers run counter to some of those national trends. But rates do affect what buyers can spend, and that is worth keeping in mind when you think about pricing.

One thing I always say: the whole ZIP code is not your street. Viking Court reads differently from Fernleaf Avenue. If you want to know what is happening right where you live, text me your address and I will take a look.
