Corona Del Mar prices held up, but homes are taking longer to sell

I was looking at the numbers for Corona Del Mar this week, and one thing stood out right away. Prices are holding. But homes are sitting longer before they close. That gap matters if you are thinking about what your home is worth today.

The Real Estate Data Aggregator counted 73 homes sold in ZIP 92625 in the three months ending July 31, 2026. The median sale price came in at $3,950,000, up 1.3% from the same months a year before. So prices did not fall. That is the good news. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Corona Del Mar's 1.3% gain is smaller, but it is still a gain.

Buyers are taking longer to decide

Here is the part that deserves a closer look. The Real Estate Data Aggregator shows the median days on market in 92625 stretched to 71 days for the three months ending July 31, 2026. That is 29 days longer than the same period a year before. Nearly a full month more. Homes are not flying off the market. Buyers are thinking harder before they commit.

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is part of why buyers are slower. At these rates, they are careful. They want the right home at the right price, and they will wait.

Fewer homes, more pending sales

There is a real bright spot in the data. The Real Estate Data Aggregator counted 74 pending sales in 92625 for the three months ending July 31, 2026. That is up 23.3% from a year before. Demand is there. Buyers are moving, just more slowly. At the same time, homes for sale dropped to 84, down 12.5% from a year ago. Fewer listings means less competition for sellers.

Most homes sold below list, but a few beat it

The Real Estate Data Aggregator shows the average sale price came in at 96.6% of list price for the three months ending July 31, 2026. That is down 0.7 points from a year before. So most sellers gave up a little. Not a lot, but a little. Still, 12.3% of homes sold above list price, up 1.7 points from a year ago. The right home, priced right, can still draw competition.

That last number tells a real story. The Real Estate Data Aggregator shows only 20.3% of homes went under contract within two weeks of listing, down 11.4 points from a year before. Quick sales are less common now. Prep and pricing carry more weight than they did a year ago. Realtor.com also noted that price cuts hit 20.8% of listings nationally in September, the highest since October 2022. Corona Del Mar is not immune to that pressure.

In short
  1. For the three months ending July 31, 2026, Corona Del Mar prices held at $3,950,000, up 1.3%.
  2. But homes took a median of 71 days to sell, 29 days longer than a year ago.
  3. Pending sales are up 23.3%, so buyers are active.
  4. They are just moving at their own pace.
  5. Pricing your home carefully from the start matters more now than it did a year ago.

One more thing worth knowing. These numbers cover all of ZIP 92625. One street can read very differently from the ZIP as a whole. A block closer to the water, or one with more recent sales, can tell a different story. Text me your address and I will pull what is happening specifically near you.
