Corona Del Mar stayed tight even with slower deal speed

I was thinking about what's happening on the streets around Corona Del Mar and pulled the latest numbers. The one thing that stands out most: supply dropped sharply while prices climbed. That combination tells a pretty clear story for anyone who owns here.

Supply fell hard, and prices followed upward

The Real Estate Data Aggregator counted 73 homes for sale in ZIP 92625 for the three months ending August 31, 2026. That is down 22.3% from the same three months in 2025. Fewer homes to choose from means buyers have less room to walk away.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Corona Del Mar is running a very different story from that national picture.

The Real Estate Data Aggregator put the median sale price in ZIP 92625 at $4,250,000 for the three months ending August 31, 2026. That is up 9.1% from the same period in 2025. For context, the Federal Housing Finance Agency reported U.S. home prices rose just 2.4% over the same year. Corona Del Mar ran well ahead of that.

More homes sold, but they took longer

The Real Estate Data Aggregator counted 69 homes sold in ZIP 92625 for the three months ending August 31, 2026. That is up 30.2% from a year before. More deals closed, which is a real sign of activity.

Here is the honest part: homes took longer to sell. The Real Estate Data Aggregator put the median days on market at 65 days, which is 11 days longer than the same period in 2025. Not every home moved fast. Buyers are still being careful, especially with Realtor.com reporting mortgage rates climbed above 7% for the first time since January 2025.

Even so, the sale to list ratio held at 97.1%, up 0.2 points from a year ago, according to the Real Estate Data Aggregator. Sellers are still getting very close to their asking price. That is not nothing.

Quick contracts and pending sales point forward

The Real Estate Data Aggregator counted 76 pending sales in ZIP 92625 for the three months ending August 31, 2026. That is up 38.2% from a year before. Demand is real and moving.

The Real Estate Data Aggregator also found that 26.3% of homes went under contract within two weeks of listing. That is up 2.7 points from a year ago. Roughly 1 in 4 homes here found a buyer fast. Pricing and condition still matter a lot for the rest.

The share of homes that sold above list price dipped to 8.7%, down 4.5 points from a year ago. Bidding wars are not the norm here. Most homes are selling at or a little below asking.

What the national picture adds

Nationally, Realtor.com reported price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Corona Del Mar is not seeing that same pressure, but it is a reminder that pricing carefully still matters everywhere.

The Federal Housing Finance Agency reported U.S. home prices rose 0.3% from July to August 2026, seasonally adjusted. Corona Del Mar's 9.1% year over year gain is running well ahead of that national pace.

In short
  1. Supply in Corona Del Mar fell 22.3% year over year, the Real Estate Data Aggregator found, while the median sale price rose 9.1% to $4,250,000. Homes took 11 days longer to sell than last year, so not every home moved fast.
  2. But pending sales jumped 38.2% and sellers still averaged 97.1% of their asking price.
  3. Tight supply is doing real work here, even if deals take a little more patience.

One more thing: these are ZIP 92625 numbers as a whole. One street, one block, one home style can read very differently from the overall picture. If you want to know what the numbers look like specifically for your home, I am happy to pull that for you.
