Corona Del Mar tightened even with higher mortgage rates
I was looking at the numbers for Corona Del Mar this week, and one thing stood out. Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. Rates that high usually slow things down. But the Real Estate Data Aggregator counted 76 pending sales in ZIP 92625 for the three months ending August 31, 2026. That is up 38.2% from the same months in 2025. Buyers are still showing up here, even with expensive money.
The supply picture tells the same story. The Real Estate Data Aggregator put months of supply in 92625 at 3.2 months for the three months ending August 31, 2026. That is down 2.2 months from a year before. Fewer choices for buyers usually means sellers hold more ground on price.
What sold, and what it cost
The Real Estate Data Aggregator counted 69 homes sold in 92625 for the three months ending August 31, 2026. That is up 30.2% from the same period in 2025. The median sale price came in at $4,250,000, up 9.1% from a year before. Prices moved up even as the national picture looked softer. Realtor.com reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Corona Del Mar did not follow that pattern.
Homes are taking a little longer
Not everything tightened. The Real Estate Data Aggregator put the median days on market at 65 days for the three months ending August 31, 2026. That is 11 days longer than the same months in 2025. So homes are selling, but buyers are taking more time to decide. That is a fair admission. Pricing well from the start matters more when buyers have a little room to think.
The Real Estate Data Aggregator shows the average sale came in at 97.1% of list price, up 0.2 points from a year before. That is steady. But only 8.7% of homes sold above list price, down 4.5 points from 2025. So bidding wars are less common. Most sellers are getting close to their ask, just not over it.
Quick contracts are still happening
The Real Estate Data Aggregator found that 26.3% of homes in 92625 went under contract within two weeks of listing, for the three months ending August 31, 2026. That share is up 2.7 points from a year before. So roughly 1 in 4 homes found a buyer fast. The right home, priced right, still moves quickly here.
The national backdrop
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Corona Del Mar's 9.1% price gain ran well ahead of that pace. Freddie Mac's 7.40% rate is real pressure on buyers everywhere. But the local demand in 92625 is holding up in a way the national numbers do not fully show.
- For the three months ending August 31, 2026, the Real Estate Data Aggregator shows Corona Del Mar with more sales, fewer homes available, and a higher median price, all while Freddie Mac's 30-year rate sat at 7.40%.
- Homes are taking about 65 days to sell, which is a little longer than last year.
- Pricing and timing still matter.
- One street can read very differently from the ZIP code as a whole, so your specific block is worth a closer look.
