Deal of the Week has more listings, and contracts are keeping up

Real estate, Deal of the Week

I want to share something I think matters for anyone buying or selling here right now. Freddie Mac put the average 30-year fixed rate at 7.40% on October 15, 2026. That is real money every month. But here is what caught my eye: the Real Estate Data Aggregator counted 1,031 new listings across Deal of the Week in the three months ending August 31, 2026, up 13.9% from a year before. And 837 homes went under contract in that same period, up 14.2%. More choice is showing up, and buyers are still moving.

Those pending numbers tell a clear story. New listings rose faster than pending sales a year ago, and yet buyers kept pace almost step for step. That does not always happen when rates climb.

Rates are high. Buyers are still showing up.

Nationally, the picture looks harder. Freddie Mac reported a 30-year rate of 7.40% on October 15, 2026. Realtor.com reported that homes for sale nationwide rose 6.8% year over year for the week ending October 10, 2026, and the national median days on market hit 61 days. Deal of the Week is not the national market, but those headwinds are real and worth knowing.

How each ZIP code looked

The market is not one thing. Here is what the Real Estate Data Aggregator counted in each ZIP for the three months ending August 31, 2026.

Where buyers moved fastest

Speed varied a lot by ZIP. The Real Estate Data Aggregator found that in 92626, 40.5% of homes went under contract within two weeks of listing in the three months ending August 31, 2026. That was the highest share in the market. In 92675, 32.7% went under contract that fast. In 92604, it was 34.9%, up 8.8 points from a year before.

Share of homes under contract within two weeks, by ZIP
  1. 192626 – Costa Mesa, CA40.5%
  2. 292604 – Irvine, CA34.9%
  3. 392675 – San Juan Capistrano, CA32.7%
  4. 492620 – Irvine, CA27.8%
  5. 592656 – Aliso Viejo, CA27.6%
  6. 692625 – Corona Del Mar, CA26.3%
  7. 792660 – Newport Beach, CA25.2%
  8. 892651 – Laguna Beach, CA22.3%
  9. 992657 – Newport Coast, CA22.2%
  10. 1092602 – Irvine, CA19.7%

Prices: some up, some down

Not every ZIP moved the same way on price. The Real Estate Data Aggregator counted a median sale price of $8,800,000 in 92657 in the three months ending August 31, 2026, up 100.3% from a year before. That is a small number of sales, so one big transaction can move the median a lot. On the other end, 92656 came in at $940,000, up just 0.6%. Prices dipped in several ZIPs, including 92602, down 13%, and 92620, down 7.4%.

Days on market: patience still required in some spots

The Real Estate Data Aggregator found that homes in 92651 sat a median of 69 days before selling in the three months ending August 31, 2026, though that was 30 days shorter than the same period a year before. In 92625, the median was 65 days, up 11 days. In 92626, it was just 38 days. Not every home sold fast, and the gap between ZIPs is wide.

Median days on market by ZIP
  1. 192626 – Costa Mesa, CA38 days
  2. 292656 – Aliso Viejo, CA41 days
  3. 392620 – Irvine, CA44 days
  4. 492675 – San Juan Capistrano, CA48 days
  5. 592660 – Newport Beach, CA49 days
  6. 692602 – Irvine, CA54 days
  7. 792604 – Irvine, CA57 days
  8. 892657 – Newport Coast, CA64 days
  9. 992625 – Corona Del Mar, CA65 days
  10. 1092651 – Laguna Beach, CA69 days

What this means for you

More listings give buyers more to look at. Buyers are still writing contracts at a rate that kept up with that new supply. Homes in some ZIPs are still moving in under two weeks. In others, sellers are waiting longer and pricing matters more. The rate at 7.40% is a real cost, and it is shaping how buyers think about price. That is the honest picture as of October 18, 2026.

In short
  1. The Real Estate Data Aggregator counted 1,031 new listings and 837 pending sales across Deal of the Week in the three months ending August 31, 2026. Both rose from a year before.
  2. Freddie Mac put the 30-year rate at 7.40% on October 15, 2026. More choice is out there, and buyers are still active.
  3. But one street can read very differently from the whole ZIP code.
