Real estate, Coastal Orange County - Central

I was looking at the numbers for our coastal communities this week, and one thing stood out right away. Choice is tighter here than it was a year ago. That affects both buyers and sellers, and I want to walk you through what the data actually shows.

The Real Estate Data Aggregator counted 403 homes for sale across Coastal Orange County - Central in the three months ending August 31, 2026. That is down 17.9% from the same months of 2025. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. So the national supply picture is different from what is happening right here.

New listings did pick up a little. The Real Estate Data Aggregator counted 337 new listings across the market in the same period, up 5.3% from a year ago. More sellers are listing. But total available homes still fell. That tells you homes are moving off the market faster than new ones are replacing them.

What the wider market is doing

Nationally, inventory is growing. Realtor.com reported active listings topped 1.16 million homes in September 2026. But that national picture does not match what is happening in our five ZIPs, where the Real Estate Data Aggregator counted a 17.9% drop in homes for sale over the same period. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Locally, most ZIPs here outpaced that. Realtor.com also reported mortgage rates surged above 7% for the first time since January 2025. That adds to the cost of buying anywhere right now.
