More homes hit the market, and more are still finding buyers

Real estate, Deal of the Week

Here is the one thing that matters most right now: more homes came to market in Deal of the Week, and buyers kept showing up anyway. That means you have more to compare, but demand has not gone quiet.

These numbers cover the three months ending July 31, 2026, for ZIP codes 92604, 92602, 92620, 92625, 92656, 92626, 92657, 92651, 92675, and 92660 together.

The Real Estate Data Aggregator counted 1,096 new listings across Deal of the Week in the three months ending July 31, 2026. That is up 8.3% from the same months last year. At the same time, 775 homes actually closed, up 8.7%. Buyers and sellers both got more active.

Realtor.com reported that active listings nationwide were up 6.3% from a year ago, the fastest pace in at least six months. Deal of the Week kept pace with that trend.

Pending sales rose too. The Real Estate Data Aggregator counted 816 homes under contract, up 5.4%. That tells me buyers are still making decisions, not sitting on the sidelines.

Rates are a real factor

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. That is real money every month. Realtor.com noted that rates crossed 7% in late September for the first time since January 2025. CNBC reported that Mortgage News Daily showed rates hit 7.58% on one day in late September. That is a wide range in a short time, and it is worth watching.

Higher rates can slow some buyers. Realtor.com reported that homes under contract nationally were down 4.1% year over year in September 2026. Deal of the Week told a different story locally, with pending sales up 5.4%. That gap is worth paying attention to.

How each ZIP code looked

Not every ZIP moved the same way. Here is a quick look at sold prices and days on market across the area.

Prices moved in different directions. The Real Estate Data Aggregator showed 92656 up 3.4% to $930,000, and 92675 up 12.9% to $1,626,000. On the other side, 92604 slipped 10.3% to $1,250,000, and 92602 fell 14.4% to $2,137,500. Not every ZIP is the same story.

Speed varied a lot too. The Real Estate Data Aggregator showed 92656 and 92626 both at 36 days, while 92657 sat at 87 days. In 92620, days on market dropped 8 days shorter than last year. In 92625, it went 29 days longer. Same market, very different pace depending on where you are.

Buyers are still active, but pricing matters

Across Deal of the Week, sale prices came in close to list. The Real Estate Data Aggregator showed 92604 at 99.8% of list price and 92656 at 99.7%. That means sellers are getting close to what they asked. But 92657 came in at 93.3%, meaning buyers there had more room to negotiate.

In 92626, the Real Estate Data Aggregator found that 42.1% of homes went under contract within two weeks of listing. That is the highest quick-contract share in the area. In 92657, only 16.1% did. Price and location still drive how fast a home moves.

CNBC reported that national home prices in July rose 1.9% compared with July 2025. That is a modest gain. Some ZIPs here beat that. Some did not.

In short
  1. More homes came to market in Deal of the Week, and buyers kept closing.
  2. The Real Estate Data Aggregator counted 1,096 new listings and 775 sales, both up from last year.
  3. Rates are above 7% per Freddie Mac, and that adds cost.
  4. But pending sales rose 5.4% locally.
  5. The market is moving, just not equally in every ZIP.
