More listings are giving Newport Beach buyers more room

I was looking at the numbers for Newport Beach this week and one thing stood out. Buyers have more homes to choose from than they did a year ago. That is good news for buyers. For sellers, it means the home across the street is now your competition too.

These numbers cover the three months ending July 31, 2026. That is the period the Real Estate Data Aggregator measured for all six Newport Beach ZIP codes.

More homes on the market

The Real Estate Data Aggregator counted 419 homes for sale across Newport Beach in the three months ending July 31, 2026. In 92661, inventory rose 15.2% to 38 homes. In 92663, it rose 2.9% to 105 homes. Not every ZIP saw more supply, but the overall picture gives buyers more to look at.

Rates are making buyers careful

CNBC reported the average 30-year fixed mortgage rate hit 7.45% on Thursday, September 24, 2026. That is a real cost. Buyers are taking more time to compare homes and terms. That means sellers cannot count on a quick offer just by listing.

Prices moved in different directions

The Real Estate Data Aggregator shows the median sale price in 92661 rose 3.1% to $6,700,000. In 92660 it rose 31.8% to $3,625,000. In 92625 it edged up 1.3% to $3,950,000. In 92663, though, the median fell 28.1% to $2,685,000. One ZIP going up and another going down in the same period is a reminder that Newport Beach is not one market. It is six.

How fast are homes moving?

Speed varies a lot by ZIP. The Real Estate Data Aggregator counted a median of 48 days on market in 92660, the quickest of any ZIP. In 92657, the median was 87 days, the longest. Not every home is selling fast, and that gap is wide enough to matter when you are pricing.

Are sellers getting their asking price?

In 92660, the Real Estate Data Aggregator put the average sale-to-list ratio at 98.5%. That means sellers there are coming close to their asking price. In 92657, the ratio was 93.3%, meaning buyers there are negotiating more off the list price. In 92661 and 92663, both sat at 96.2%.

One bright spot: 92661 is moving faster

In 92661, the Real Estate Data Aggregator found that 45% of homes went under contract within two weeks of listing in the three months ending July 31, 2026. That is up 39.1 points from the same period last year. Days on market also fell 15 days. So even with more inventory, well-priced homes in that ZIP are finding buyers quickly.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Newport Beach's price moves are wider than that in both directions, which tells you this market runs on its own rules.

In short
  1. More listings mean buyers have choices.
  2. Rates near 7.45% mean they are taking their time.
  3. For sellers, that makes pricing and prep the two things worth getting right.
  4. One street can read very differently from the ZIP code around it, so the overall numbers are a starting point, not the whole story.
  5. Reply and tell me your street.
