More Than Half of Mesa Verde Buyers Paid Cash

By Jason & Susan Zwolak

I want to show you something I noticed when I pulled every sale in Mesa Verde. Of the 116 homes where I could see how the buyer paid, 64 of them paid cash. That is more than half. I wanted to put cash buyers and loan buyers side by side, because the gap between them is not what most people expect. These numbers cover every listing through September 29, 2026.

In short
  1. Cash rules Mesa Verde. 64 of 116 buyers paid cash, a 55.2% share that is rare anywhere in the country.
  2. Loan buyers held their ground. The typical loan buyer still got 99.5% of what the home first asked, and their middle sold price was $1,887,000.
  3. Nobody walked away. Not one home in either group came off the market without a sale.
  4. If you are selling, the buyer's checkbook matters less than the price: both groups paid full price.

Cash is the norm here, not the exception

Nationally, the 30-year fixed mortgage averaged 7.40% as of October 8, 2026, according to Freddie Mac's Primary Mortgage Market Survey. A year ago it was 6.30%. That 1.10-percentage-point jump pushes monthly payments up meaningfully on a $1.8M home. In Mesa Verde, more than half the buyers simply stepped around that problem.

55.2% of buyers paid cash, and that tells you something real about who is buying in this neighborhood. These are not people stretching to get in. They are coming in with money already in hand, and that changes the whole feel of a negotiation.

The cash buyers' middle sold price was $1,875,000. The loan buyers' middle sold price was $1,887,000. That is a $12,000 gap, and it goes the other direction than most sellers expect. The loan buyers paid a touch more, on average, not less. Both groups paid 100% of the last asking price. Cash did not buy a discount here.

The loan buyers landed at 99.5% of what the home first asked. That means the typical loan buyer paid just a hair under the original price. On a $1,887,000 home, that half-percent gap works out to about $9,435. Not nothing, but not a fire sale either.

The surprise: loan buyers did not lose

Here is what most sellers get wrong. They hear 'cash offer' and think it means more money. In Mesa Verde, the data does not back that up. The loan buyers' middle sold price was actually $12,000 higher. Cash moved faster in the mind of a seller, but not necessarily deeper into their pocket.

The other surprise is how clean both groups were. Zero homes gave up in either group. Not one came off the market without a sale. That is not common. Nationally, NAR reported housing supply at 4.9 months in August 2026. Mesa Verde sits at 2.3 months right now. At that pace, sellers hold the cards, and both cash and loan buyers knew it.

That said, 28.6% of the 21 homes currently for sale have already dropped their price. The typical drop is $85,500, which is 5.4% of what those homes first asked. So the market rewards sellers who price right from the start. The ones who came in too high are the ones cutting now.

What this means if you are selling or buying in Mesa Verde right now

If you are selling, do not hold out for cash thinking it means a better number. The data shows loan buyers paid a slightly higher middle price. What matters more is your first asking price. The homes cutting prices right now started too high. Price it right and both cash and loan buyers will come to you at full ask.

If you are buying and you need a loan, do not feel like you are at a big disadvantage. Loan buyers in Mesa Verde got 99.5% of the first asking price and paid a higher middle price than cash buyers. The 30-year fixed rate is at 7.40% right now (Freddie Mac), which is real money on a $1.8M home, but Mesa Verde buyers using loans are still closing. The market is tight at 2.3 months of supply, so come in clean and ready.
