Newport Beach has a clear split between stronger and softer pockets
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% year over year through July 2026. That national number sounds calm and steady. But inside Newport Beach, the Real Estate Data Aggregator counted something very different. One ZIP code saw its median sale price rise 30.9%. Another fell 18.7%. Newport Beach is not one market right now.
The biggest gap: price direction by ZIP code
The Real Estate Data Aggregator counted 66 homes sold in 92663 in the three months ending August 31, 2026. The median sale price there was $2,685,000, down 18.7% from the same months a year before. That is a real drop, not a rounding error. Days on market sat at 68, one day longer than a year ago. The share of homes going under contract within two weeks fell 8.6 points to 20%.
Compare that with 92660. The Real Estate Data Aggregator counted 87 homes sold there in the same period. The median sale price was $3,650,000, up 30.9% year over year. Homes took 49 days on market, unchanged from a year ago. Nearly 1 in 4 homes went under contract within two weeks of listing.

Where things moved fastest
In 92661, the Real Estate Data Aggregator counted 21 pending sales in the three months ending August 31, 2026, up 40% from a year before. A third of homes, 33.3%, went under contract within two weeks of listing. That share jumped 20 points year over year. Homes there sold in a median of 47 days, 33 days faster than a year ago. The median sale price reached $6,875,000, up 59%.
Corona Del Mar is moving in a steadier direction
The Real Estate Data Aggregator counted 69 homes sold in 92625 (Corona Del Mar) in the three months ending August 31, 2026, up 30.2% from a year before. The median sale price was $4,250,000, up 9.1%. Months of supply dropped 2.2 months to 3.2. Pending sales rose 38.2%. That is a quieter story than 92661, but it points in the same direction.
Newport Coast: a big number to read carefully
The Real Estate Data Aggregator counted 27 homes sold in 92657 (Newport Coast) in the three months ending August 31, 2026. The median sale price was $8,800,000, which the Real Estate Data Aggregator shows as up 100.3% year over year. With only 27 sales, one or two unusually priced homes can move that number a lot. Days on market were 64, five days longer than a year ago. The sale-to-list ratio slipped 1.9 points to 94.4%.
The broader rate backdrop
Rates are not helping buyers right now. Realtor.com reported mortgage rates topped 7% for the first time since January 2025 in September 2026. CNBC reported the average contract rate for a 30-year fixed mortgage was 7.41% as of late October 2026. That matters for every buyer in every ZIP code here.
CNBC also noted that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025. That was 26% back in 2022. Buyers are carrying more of the load than they were a few years ago.
