Newport Beach has more pending deals than closed sales right now
Here is the number that caught my eye. The Real Estate Data Aggregator counted 312 pending sales across Newport Beach for the three months ending August 31, 2026. Closed sales for the same period came in at 277. More deals in the pipeline than already done. That tells you demand is still moving, even as Realtor.com reported that mortgage rates topped 7% for the first time since January 2025 in September 2026.
Rates above 7% slow some buyers down. But 312 pending deals says others are still writing offers. Pricing and timing still matter a lot here.
What the pipeline looks like by neighborhood
Not every part of Newport Beach reads the same. The Real Estate Data Aggregator breaks it out by ZIP code, and the gaps are wide.
ZIP 92660 led with 103 pending sales, according to the Real Estate Data Aggregator. Corona Del Mar (92625) had 76 pending, up 38.2% from the same period a year ago. That is a big jump. ZIP 92661 had just 21 pending sales, but those were up 40% year over year.
Where homes are moving fastest
Speed is one thing to watch when pending deals outnumber closings. The Real Estate Data Aggregator shows how quickly homes went under contract in each ZIP.
In ZIP 92661, a third of homes went under contract within two weeks of listing. That share was up 20 points from a year ago, per the Real Estate Data Aggregator. ZIP 92663 moved in the other direction: its two-week rate slipped 8.6 points year over year. Same city, very different pace.
Prices and days on market, ZIP by ZIP
Newport Coast (92657) had the highest median sale price the Real Estate Data Aggregator recorded: $8,800,000 for the three months ending August 31, 2026. That was up 100.3% from the same period a year ago, though a handful of sales can move the median a lot in a small market. Homes there sat a median 64 days before selling, five days longer than a year ago.
ZIP 92661 had the shortest median days on market at 47, down 33 days from a year ago. ZIP 92662 took the longest at 83 days. Months of supply ranged from 3.1 in 92662 to 6.6 in 92661, per the Real Estate Data Aggregator. More supply in 92661 even as homes there moved fastest, which shows that new listings (up 11.1% year over year) are keeping pace with demand.
The rate backdrop
Rates are real, and they are high. CNBC reported the average contract rate on a 30-year fixed mortgage with a conforming loan balance came in at 7.37%. Realtor.com noted rates topped 7% in September 2026 for the first time since January 2025. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Newport Beach prices in several ZIPs moved well above that national pace.
Rates above 7% raise the cost of buying. But the Real Estate Data Aggregator counted 344 new listings and 312 pending sales across Newport Beach in the same three months. Supply is coming on, and so are buyers.
What this means if you own here
More pending deals than closings means there is a group of buyers who have already said yes to a home. That can affect how much room a seller has when pricing. It does not mean every home sells fast. ZIP 92662 averaged 83 days, and ZIP 92663 saw its sale-to-list ratio dip 0.7 points, per the Real Estate Data Aggregator. Pricing still has to be right.
- For the three months ending August 31, 2026, Newport Beach had 312 pending sales against 277 closings.
- Demand is showing up despite rates above 7%.
- But results vary a lot by ZIP.
- One street can read very differently from the numbers for the whole city.
