One part of Irvine is still moving fast even with rates above 7%
Rates are high right now. Realtor.com reported that 30-year mortgage rates averaged 7.33% in October 2026, and peaked at 7.40% in mid-October. That kind of borrowing cost slows a lot of markets. But in 92620, buyers kept showing up anyway.
92620 moved faster while rates climbed
The Real Estate Data Aggregator counted 98 homes sold in 92620 in the three months ending August 31, 2026. That is up 15.3% from the same months of 2025. Pending sales hit 115, up 23.7% year over year. Homes are not sitting, either. The median days on market dropped 11 days shorter than a year ago, down to 44 days.
The median sale price in 92620 did dip, down 7.4% to $1,615,000. So buyers are getting a little more room on price. But the volume and speed numbers say demand is real. Nearly 28% of homes went under contract within two weeks of listing, up 7.4 points from a year ago, according to the Real Estate Data Aggregator.

What higher rates mean for Irvine right now
Realtor.com reported that active listings topped 1.18 million homes nationally in October 2026. Buyers have more choices than they did a year ago. That gives them a little more leverage in most markets. In Irvine, that shows up as lower prices in several ZIPs, even where volume is rising.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. That national number does not tell you what is happening on your street. In Irvine, some ZIPs are up, some are down, and the gap between them is wide.
