One part of Newport Beach is moving fast even with rates near 7.5%

I was looking at the numbers for Newport Beach this week and one thing stopped me. CNBC reported the average 30-year fixed rate climbed to 7.49% as of October 7, 2026. That is a real payment increase for anyone buying right now. But the Real Estate Data Aggregator counted something different happening in ZIP 92661 during the three months ending August 31, 2026. Pending sales there rose 40% from the same period a year before. One in three homes went under contract within two weeks of listing. That gap between the national headline and what is actually happening here is worth understanding.

ZIP 92661: the part moving fastest

The Real Estate Data Aggregator counted 21 pending sales in ZIP 92661 for the three months ending August 31, 2026. That is up 40% from a year before. The share of homes going under contract within two weeks rose 20 points year over year, to 33.3%. Homes are also selling faster. The median days on market fell 33 days shorter than the same period last year, landing at 47 days.

The Real Estate Data Aggregator put the median sale price in ZIP 92661 at $6,875,000 for those same three months. That is up 59% from the same period in 2025. Not every home sold fast, and only 7.1% sold above list price. But sellers who priced well did not wait long.

Supply shrank at the same time. The Real Estate Data Aggregator counted 30 homes for sale in ZIP 92661, down 25% from a year before. Months of supply fell to 6.6, which is 2.8 months less than the same period last year. Fewer choices for buyers can push decisions faster.

How the other ZIP codes compare

Not every part of Newport Beach is moving the same way. The Real Estate Data Aggregator shows real differences across the six ZIP codes for the three months ending August 31, 2026.

ZIP 92660 held steadier. The Real Estate Data Aggregator counted 87 homes sold, with a median sale price of $3,650,000, up 30.9%. Pending sales rose 9.6%. The share going under contract within two weeks was 25.2%, though that is down 2.5 points from last year. Days on market stayed flat at 49 days.

ZIP 92625 and 92657: more activity, longer waits

ZIP 92657 had the highest median sale price the Real Estate Data Aggregator recorded across Newport Beach: $8,800,000, up 100.3% from a year before. What rates are doing nationally

CNBC reported the average 30-year fixed rate with conforming loan balances rose to 7.49% in the week of October 7, 2026. That same week, CNBC reported purchase applications fell 2%. Refinance applications were 56% lower than the same week a year ago. Higher payments are real, and they are slowing some buyers nationally.

Realtor.com noted rates topped 7% for the first time since January 2025 in September 2026. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, with a 0.3% gain from June to July on a seasonally adjusted basis. Prices are still rising nationally, but slowly.
