One part of Newport Beach is moving faster even with higher mortgage rates
I was looking at the numbers across Newport Beach this week and one ZIP code stood out. Rates are not helping anyone right now. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025 in September 2026. And CNBC reported that Fannie Mae forecasts the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. That is a real headwind. Yet one part of Newport Beach is still moving.
ZIP 92660 is the one to watch
The Real Estate Data Aggregator counted 103 pending sales in ZIP 92660 in the three months ending August 31, 2026. That is up 9.6% from the same months of 2025. Across all of Newport Beach together, the Real Estate Data Aggregator counted 312 pending sales in that same period. ZIP 92660 alone made up a big share of that total.
Speed matters too. The Real Estate Data Aggregator found that 25.2% of homes in ZIP 92660 went under contract within two weeks of listing. That is roughly 1 in 4 homes. Sellers who priced well did not wait long.
Not every ZIP is moving at the same pace
That is the honest part of this story. ZIP 92660 is moving, but other parts of Newport Beach are slower. The Real Estate Data Aggregator counted 66 homes sold in ZIP 92663 in the same period, down 23.3% from 2025. Its median sale price came in at $2,685,000, down 18.7%. Homes there sat a median 68 days on market, one day longer than a year before. ZIP 92663 is not broken, but it is not ZIP 92660 right now.
| 92660 | 92625 | 92661 | 92663 | |
|---|---|---|---|---|
| Pending sales | 103 | 76 | 21 | 70 |
| Under contract in 2 weeks | 25.2% | 26.3% | 33.3% | 20% |
| Median days on market | 49 | 65 | 47 | 68 |
| Median sale price | $3,650,000 | $4,250,000 | $6,875,000 | $2,685,000 |
| Months of supply | 4.6 | 3.2 | 6.6 | 4.3 |
What the rate picture means for Newport Beach
Rates above 7% slow buyers down nationally. CNBC reported that pending home sales were down 8.5% year over year in September, according to Zillow. The Federal Housing Finance Agency reported that U.S. house prices rose just 0.3% month over month in July, seasonally adjusted, and 2.6% year over year. Newport Beach is not immune to that. But ZIP 92660 shows that the right price and the right prep still move homes here, even in this rate climate.
Supply is tighter in some spots than others
The Real Estate Data Aggregator put months of supply in ZIP 92660 at 4.6 months, up 0.7 months from 2025. That is more breathing room for buyers than a year ago. ZIP 92625 had just 3.2 months of supply, down 2.2 months from 2025, and 76 pending sales. ZIP 92661 had 6.6 months of supply, the most of any ZIP here. More supply means sellers there face more competition.
- Mortgage rates topped 7% in September 2026, and that is slowing buyers across the country.
- But in ZIP 92660, the Real Estate Data Aggregator counted 103 pending sales and found that 25.2% of homes went under contract within two weeks.
- Pricing and preparation still make a real difference here.
- One street can read very differently from the ZIP code as a whole, so your home's story may not match any of these numbers exactly.
