Freddie Mac put the 30-year fixed rate at 7.24% on October 29, 2026. That is real pressure on buyers. But not every pocket of Anaheim felt it the same way. In ZIP 92804, the Real Estate Data Aggregator counted 78 homes sold in the three months ending August 31, 2026. That is up 20% from the same months of 2025. Demand held up even as rates climbed.

More than half of homes in 92804 sold above list price in that period, according to the Real Estate Data Aggregator. That share was up 6.7 points from a year before. And the average sale came in at 101.9% of list. Sellers there were not giving ground.

Not every ZIP told the same story

Realtor.com reported that listings with price reductions hit 20.8% nationally in September 2026, the highest September reading since 2018. You can see some of that softness in parts of this market too. The picture is not uniform.

ZIP 92802, also in Anaheim, had 65.4% of homes sell above list, per the Real Estate Data Aggregator. That is the highest in this group alongside 92703 in Santa Ana at 66.7%. But 92703 also saw homes sold drop sharply, down 56.3% from a year before, so read that number carefully. Volume matters.

ZIP 92804 had the most volume of the three Anaheim ZIPs and the tightest supply at 3 months. ZIP 92802 had the highest share of above-list sales but only 26 homes sold. That smaller sample can move the percentage around more. ZIP 92801 was the softest of the three, with 44 days on market and 37.9% above list.

Pending sales point to what comes next

The Real Estate Data Aggregator counted 94 pending sales in 92804 in the three months ending August 31, 2026. That is up 32.4% from the same period in 2025. Pending sales are homes under contract but not yet closed. A rising pending count usually means closed sales will stay solid in the next reporting period.

The wider market added more listings, but buyers kept up

Across all 20 ZIP codes in this market combined, the Real Estate Data Aggregator counted 1,651 new listings in the three months ending August 31, 2026. That is up 9% from the same months of 2025. More supply came to market. But 1,350 homes went pending in the same period. That is a healthy ratio. Buyers did not disappear.

Sales across the combined market dipped just 1.2% from a year before. That is nearly flat. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. The local numbers in 92804 are running in line with that, with the median up 2.2% year over year per the Real Estate Data Aggregator.

Where things were softer

Not every ZIP held firm. The Real Estate Data Aggregator showed 92805 in Anaheim had homes sold fall 35.2% from a year before, and days on market stretched to 49. Months of supply climbed to 4.5, up 1.4 months year over year. That is a real shift toward buyers in that pocket. Pricing matters more there.

ZIP 92703 in Santa Ana stood out with 6.3 months of supply, up 3.7 months from a year before. That is the loosest ZIP in this group by a wide margin. But only 21 homes sold there in the period, so one or two unusual sales can shift the numbers. Worth watching, not panicking over.
